Creating separate districts according to land use, such as residential, commercial and industrial, then setting regulations for each district to determine how each parcel of land may be used, insures the compatibility of adjacent uses and helps protect the rights of all property owners. The zoning ordinance specifies the details of each district such as building setbacks and height, size and location of open spaces, and the intensity to which the land may be developed.
When a property owner wants to develop or use their property in a way that does not conform to existing zoning regulations, they must go through a public hearing process to change the zoning.
